Renting out a condo in Vancouver can provide reliable income and help protect your long-term investment—but successful tenancies require more than simply posting an advertisement.

Before listing your property, it is important to understand the building’s rules, prepare the unit properly and establish a clear plan for screening tenants and managing the tenancy. These seven steps can help you start on the right foot.

1. Review Your Strata Bylaws

Begin by reviewing the current strata bylaws and rules for your building.

Although strata corporations in British Columbia generally cannot prohibit long-term rentals, they may still regulate matters such as:

  • Move-in and move-out procedures

  • Elevator reservations

  • Moving fees and deposits

  • Pets, smoking and parking

  • Minimum rental periods

  • Short-term accommodations

  • Required tenant information or forms

Ask the strata manager for the latest bylaws rather than relying on the version you received when purchasing the condo. Owners should also understand that they remain responsible for ensuring their tenants follow applicable strata bylaws.

Short-term rentals are subject to separate provincial, municipal and strata requirements. Review the current B.C. short-term rental rules before advertising a property for stays shorter than a regular residential tenancy.

2. Confirm Your Insurance Coverage

Your regular condominium insurance may not provide appropriate coverage once the unit becomes a rental property.

Contact your insurance provider before the tenancy begins and confirm that your policy covers:

  • Rental use of the property

  • Owner liability

  • Improvements made to the unit

  • Loss of rental income

  • Water damage and the strata’s insurance deductible

  • Appropriate vacancy periods between tenants

The tenant should also be required to maintain tenant insurance throughout the tenancy. Proof of coverage can be requested before possession and again at renewal.

3. Prepare the Condo for Tenancy

A clean and properly functioning home attracts stronger applicants and reduces disagreements after move-in.

Before listing, check the condition of:

  • Appliances

  • Plumbing fixtures

  • Heating and air conditioning

  • Smoke and carbon-monoxide alarms

  • Doors, locks and windows

  • Lighting and electrical outlets

  • Walls, floors and window coverings

Complete necessary repairs, remove personal belongings and arrange professional cleaning. Keep invoices, appliance manuals, keys and access-device records organized.

A detailed move-in condition inspection must be completed with the tenant at the beginning of the tenancy. Photos and written documentation provide useful evidence of the property’s original condition. The Residential Tenancy Regulation sets out requirements concerning condition inspections.

4. Set a Realistic Rental Price

The highest advertised price is not always the most profitable strategy.

An overpriced property may remain vacant longer, attract fewer qualified applicants and eventually require a price reduction. Compare your condo with recently rented and currently available properties with similar:

  • Location and building quality

  • Size and floor plan

  • Parking and storage

  • View and outdoor space

  • Furnishings

  • Amenities

  • Age and condition

The objective should be to secure a well-qualified tenant at a supportable market rent while minimizing unnecessary vacancy.

5. Market the Property Professionally

Quality presentation can make a significant difference, especially when renters have several properties to choose from.

Your listing should include:

  • Bright, professional photographs

  • An accurate and appealing description

  • Monthly rent and availability date

  • Lease term

  • Included utilities

  • Parking and storage information

  • Pet and smoking policies

  • Building amenities

  • Application requirements

All advertising should accurately identify the property and the person or brokerage providing real-estate services. Avoid exaggerated claims or information that cannot be verified.

6. Screen Applicants Carefully and Consistently

Tenant screening is one of the most important parts of the rental process.

A proper screening process may include:

  • A completed rental application

  • Government-issued identification

  • Employment and income verification

  • References from previous landlords

  • A credit and background screening completed with consent

  • A conversation about the applicant’s intended occupancy and move-in plans

Apply the same reasonable criteria to every applicant and avoid questions or decisions that could violate B.C.’s human-rights protections. Select the applicant based on verified qualifications and suitability—not simply who responds first.

Never rely only on documents sent by email. Employment information, references and identification should be independently verified where appropriate.

7. Prepare the Agreement and Management Plan

Use the current B.C. residential tenancy agreement and clearly document all agreed terms.

Before handing over possession, confirm:

  • The names of all tenants

  • Rent amount, due date and payment method

  • Fixed-term or month-to-month structure

  • Security and pet-damage deposits

  • Included utilities, parking and storage

  • Pet and smoking terms

  • Strata bylaws provided to the tenant

  • Move-in inspection and key exchange

  • Emergency and maintenance contacts

Standard terms required under B.C. tenancy legislation cannot simply be removed or replaced by an addendum. Owners should consult the current provincial guidance when creating or changing a tenancy agreement.

You should also decide who will collect rent, coordinate repairs, conduct inspections, maintain records, communicate with the strata and respond to emergencies. If you do not have the time or experience to handle these responsibilities consistently, professional property management may be worth considering.

Final Thoughts

A successful tenancy begins before the property is advertised. Proper preparation, realistic pricing, careful screening and accurate documentation can help protect your condo, reduce vacancy and create a smoother experience for both you and your tenant.
